What happens after I report a repair?
Some urgent repairs are passed straight to our contractors and all the information you give to us is given to them.
The contractors appointed for our Responsive Maintenance works are;
- Morrison Facility Services for all general building and electrical works.
- Blue Flame Gas Services for all gas and oil heating works.
- Other contractors may also be used.
The Contractors will have some form of identification and you should request to see this before you let any person into your home.
When will the work be carried out?
Some urgent work is covered by the Right to Repair Regulations and has to be completed within either 1, 3 or 7 days depending on the work.
Other non-urgent work will be completed within 28 or 56 days depending on the type of work.
You will receive a copy of the Repairs Notice by post within a few days of reporting your repair and this gives you a target date for completion of the works.
Will I need to have the work inspected before a contractor carries out the work?
Some work is pre-inspected by our Repairs Inspectors to find out exactly what is required and whether the repairs can be added to our Planned Maintenance Programmes.
Some work is your responsibility and the Repairs Inspector will tell you whether we will repair it or whether you will have to have it repaired.

Will the contractor make an appointment to make sure I am at home?
With urgent or emergency works, the Repairs Officer will ask when you are available and this information will be given to the contractor, or the contractor will simply turn up.
With non-urgent works, the Contractor may contact you to make an appointment usually by telephone or when his foreman is in your area, he may call to arrange the appointment. Alternatively the contractor may simply turn up to carry out works, particularly if it's external.
What happens if I am out when the contractor calls?
The contractor will leave a card.
The Council may have to pay the contractor if his workmen turn up to carry out any works and you have gone out.
You may be charged for this if an appointment has been made and you fail to keep the appointment. |
